Sumitomo Corp. and Partners Complete 34,000-Tsubo Logistics Facility in Yokohama's Kohoku Ward
SOSiLA Yokohama Kohoku II, a logistics facility jointly developed by Sumitomo Corp., Prime Life Technologies (PLT) and Toyota Housing in Morookacho, Kohoku Ward, Yokohama, was completed in September 2026. It is the largest facility in the SOSiLA series, and all of its units were leased at completion.
The property is located approximately 4 km from Baba IC on the Shuto Expressway Yokohama North Route and approximately 7 km from Kohoku IC on the Daisan Keihin Road, giving it advantages for last-mile delivery across Tokyo and its three neighboring prefectures and for securing labor. The four-story multi-tenant facility has a gross floor area of approximately 34,062 tsubo (approx. 1,212,000 sq. ft.). It is the second-largest in Yokohama's inland area after DPL Yokohama Totsuka (approximately 38,205 tsubo (approx. 1,359,400 sq. ft.)), completed in March 2022 (based on editorial research using estie Logistics Research). The facility adopts a double-ramp-way design with driveways and truck berths in the center of the warehouse, and also includes a hazardous materials warehouse.
Sumitomo Corp. positions logistics facilities as the "fourth pillar" of its real estate business and has developed 24 logistics facilities with a total supply area of approximately 450,000 tsubo (approx. 16,012,400 sq. ft.), mainly in the Tokyo metropolitan area. In Yokohama, SOSiLA Yokohama Kohoku was completed in Kamiyama, Midori Ward, in 2017.
PLT is a holding company established in 2020 with joint investment from Toyota Motor and Panasonic Holdings, with Toyota Housing, Misawa Homes, Matsumura-gumi and others under its umbrella. The project is the first large-scale logistics facility development on which PLT and Toyota Housing have collaborated, and group company Matsumura-gumi handled construction in a joint venture with Nishimatsu Construction.
