GLP Japan Launches ALFALINK Kawasaki Ogishima Project, To Acquire Land From JFE

GLP Japan announced on Aug. 25, 2026, that it will develop ALFALINK Kawasaki Ogishima, a large-scale multifunctional logistics facility in the Ogishima district of Kawasaki Ward, Kawasaki. It plans to acquire about 18 hectares of land from JFE Steel and to start construction in phases from June 2028. The facilities will be completed in phases from July 2030, with the developer aiming to bring part of the complex into operation ahead of the rest by that month.

The plan calls for 11 logistics buildings centered on frozen and chilled functions, plus a shared building. Gross floor area will total approximately 112,000 tsubo (approx. 3,985,300 sq. ft.), storage capacity will be about 550,000 tons, and total investment is expected to exceed JPY 300 billion. Tight storage space has become an issue in the neighboring Higashi-Ogishima district, and the project aims to link with and complement that district, supporting re-storage and joint delivery.

In the Ogishima district, the JFE Group is advancing OHGISHIMA2050, a land-use conversion project for the site of its former steelworks, and this project sits in the leading area of that plan. GLP Japan and JFE Steel signed a land purchase agreement on Aug. 5, 2026. On the same day, JFE Holdings, JFE Steel, GLP Japan and the city of Kawasaki concluded a partnership agreement to create an advanced logistics hub. JFE Steel will proceed with the demolition and removal of existing facilities and with site preparation, and plans to hand over the land by the end of March 2028.

GLP Japan is also developing Marq Kawasaki 2, a frozen and chilled multi-tenant logistics facility with a gross floor area of approximately 62,000 tsubo (approx. 2,206,100 sq. ft.), in Ogimachi in the same Kawasaki waterfront area. That project is scheduled for completion at the end of August 2027, and together with this development the company is expanding the supply of large frozen and chilled facilities that support food logistics in the Tokyo metropolitan area.
