Togin Real Estate Acquires Rental Apartment Property in Tokyo’s Oji Area

Togin Real Estate acquired Renaissa Oji, a rental apartment property in Oji 2-chome, Kita Ward, Tokyo, in February 2026. The seller was Nanami Shoji.

The property is located a 10-minute walk north of Oji Station on the JR Keihin-Tohoku and Negishi lines, in an area with a concentration of mid-rise multifamily properties. Completed in 2003, the eight-story building consists of 48 units with 1K and 2LDK layouts.

The buyer, Togin Real Estate, is engaged primarily in real estate sales, planning and development in the Tokyo metropolitan area, and has built a portfolio centered on small- and midsize real estate assets. Average asking rents for rental apartments within a 10-minute walk of Oji Station have increased approximately 25% over the past three years, from about JPY 11,200 per tsubo to about JPY 14,000 per tsubo, according to research by the editorial team based on estie Residential Research. The acquisition adds a station-adjacent Tokyo rental property with strong demand to the company’s portfolio.

A large-scale mixed-use development is planned on the east side of Oji Station. The project consists of three districts: the north, west and east districts. The north district is planned to include Kita Ward’s new government office building; the west district is planned to include a roughly 190-meter-tall mixed-use building with residential, retail, office and hotel uses; and the east district is planned to include a roughly 185-meter-tall residential-led mixed-use building. Completion is scheduled for fiscal 2032 or later, and attention on the area is increasing.
