Mercury Launches “Mercury Ryogoku” Rental Apartment Development in Sumida Ward

Mercury Inc. began construction in January 2026 on a residential rental apartment building, Mercury Ryogoku, in Ishihara 2-chome, Sumida Ward, Tokyo. The property is located a nine-minute walk from Ryogoku Station on the Toei Oedo Line and is scheduled for completion in March 2027. The company’s core businesses include rights adjustment projects and the acquisition of leasehold and reversionary interests, alongside its real estate development activities.
The project comprises a seven-story reinforced concrete building on a site of approximately 40 tsubo (approx. 1,424 sq. ft.). All units are configured as 1LDK layouts, offered in two unit types: Type A (32.30 sq. m; approx. 348 sq. ft.) and Type B (32.19 sq. m; approx. 347 sq. ft.). The entrance features a marble-inspired finish, and the building is equipped with auto-lock security, surveillance cameras, and parcel lockers. Balconies offer views of Tokyo Skytree.
As of December 2025, asking rents for newly built rental apartments (completed from 2025 onward, 30–40 sq. m class) within a 10-minute walk of Ryogoku Station average in the JPY 19,000-per-tsubo range, according to estie residential research data compiled by the editorial team.
Sumida Ward ranked third nationwide among cities and special wards for population growth as of January 2024, with particularly strong net in-migration among residents in their 20s. Since the opening of Tokyo Skytree in 2012, redevelopment has accelerated in the Oshiage and Narihira areas, driving an expansion in surrounding rental demand. Development of single-occupant-oriented 1LDK units has also been increasing in the Ryogoku and Kikukawa areas, where land prices remain relatively moderate despite close proximity to central Tokyo. The Mercury Ryogoku project is viewed as aiming to capture this growing demand.
