Loadstar Capital Acquires Retail and Office Building in Hatchobori

Loadstar Capital acquired the real estate trust beneficiary interest in Grace Hatchobori (formerly owns Hatchobori), a retail and office building in Hatchobori 3-chome, Chuo-ku, Tokyo, on August 31, 2026. The seller was Empire-I TMK, which was established in September 2024 and is based in Toranomon, Minato-ku.

The property faces Shin-Ohashi-dori Avenue and is a one-minute walk from Hatchobori Station on the JR Keiyo Line and Tokyo Metro Hibiya Line. Completed in June 2025, the 12-story building has a typical floor plate of approximately 100 tsubo (approx. 3,600 sq. ft.). It has a cafe space on the first floor and offices, including half set-up and full set-up offices, on the upper floors.

The property was developed by NTT Urban Development as one of the buildings under owns, its compact office brand. In October 2025, the company placed the property in trust and transferred the trust beneficiary interest to Empire-I TMK. Empire-I TMK held it for approximately 10 months before selling it to Loadstar Capital.

Loadstar Capital operates a corporate funding business in which it acquires real estate with its own funds and leases and manages it. In the first half of 2026, it acquired five properties, mainly offices, and as of the end of June, its real estate for sale comprised 27 properties with a record book value of approximately JPY 98.7 billion. The company targets a real estate book balance of JPY 150 billion in 2027 and plans to continue building up its real estate holdings, with a focus on offices.
