Mitsui Fudosan Breaks Ground on British Library Redevelopment in London

Construction began on September 17, 2026, on the (Tentative Name) British Library Redevelopment Project, a large-scale mixed-use development that Mitsui Fudosan is pursuing through Mitsui Fudosan (UK) LTD. Completion is scheduled for 2032, and the British Library is a joint project partner.

The site is a one-minute walk from St Pancras Station in the King's Cross area, where redevelopment centered on culture, technology and life sciences is underway. The building is planned to have 11 floors above ground and one below, with a site area of approximately 3,400 tsubo (approx. 121,000 sq. ft.) and a gross floor area of approximately 29,200 tsubo (approx. 1,039,000 sq. ft.).

A new British Library building will occupy the lower floors, with offices and lab & office space on the upper floors. The library portion will include approximately 2,800 tsubo (approx. 99,600 sq. ft.) of public space connected to the existing library facilities, featuring exhibition galleries, event spaces and more. The commercial portion will provide approximately 16,900 tsubo (approx. 601,400 sq. ft.) of new business space, including offices, lab & office space and retail.

Stanhope PLC serves as development manager for the project. Stanhope is a U.K. real estate developer with which Mitsui Fudosan has had a capital alliance since 2006, and the two companies have worked together in London on projects such as 5 Hanover Square and the White City Place redevelopment. Mitsui Fudosan positions the project as its flagship in the U.K.
