Mitsui Fudosan Completes MITSUI LINK-Lab TOYOCHO 1, Begins Second Facility in the Area
Mitsui Fudosan completed MITSUI LINK-Lab TOYOCHO 1, a rental lab-and-office facility it had been developing in Shinsuna, Koto Ward, Tokyo, on July 31, 2026. It is the first facility in the Mitsui Link Lab series to be located in the Toyocho area and in an industrial-exclusive zone. Mitsui Fudosan also began development of a second facility in the area, tentatively named (Tentative Name) MITSUI LINK-Lab TOYOCHO 2.
MITSUI LINK-Lab TOYOCHO 1 is located a nine-minute walk from Toyocho Station on the Tokyo Metro Tozai Line. The building has four above-ground floors, with a Gross Floor Area of approximately 6,000 tsubo (approx. 213,500 sq. ft.). It can accommodate units ranging from a minimum of approximately 40 tsubo (approx. 1,400 sq. ft.) up to approximately 1,400 tsubo (approx. 49,800 sq. ft.) per floor, catering to R&D demand from startups to large corporations.
The facility features wet-lab specifications compatible with Biosafety Level 2, and tenant units can be equipped with fume hoods, water supply and drainage facilities, city gas, and emergency generators. Four hazardous materials storage facilities are installed on the site, supporting R&D uses in chemistry and materials in addition to life sciences.
Mitsui Fudosan has operated its rental lab-and-office business since 2019, and has opened three facilities in Shin-Kiba since 2021.
