Itochu Property Development Completes First Two Senior Housing Facilities in Chubu, Kinki Regions
Itochu Property Development has completed “Rehabilitation Home Granda Toyota Shiyakusho-mae” in Toyota, Aichi Prefecture, and “Medical Home Granda Harima Himeji” in Himeji, Hyogo Prefecture, which it had been developing as the second and third projects in its senior housing development business. Both are residential-type paid nursing homes operated by Benesse Style Care, and represent Itochu Property Development’s first senior housing development projects in the Chubu and Kinki regions.
Both facilities were advanced under a scheme in which Itochu Property Development developed the buildings and sold them upon completion. “Rehabilitation Home Granda Toyota Shiyakusho-mae” is located a 10-minute walk from Meitetsu Toyota-shi Station and is a rehabilitation-focused facility with seven above-ground floors and 77 rooms, built with steel-frame construction. “Medical Home Granda Harima Himeji” is located a six-minute walk from JR Himeji Station and is a 10-story steel-frame facility with 104 rooms and common areas including a theater room.
Against the backdrop of Japan’s aging population and rising demand for senior housing, the company launched its senior housing business in fiscal 2022. The two newly completed facilities follow the first project, “Medical Rehabilitation Home Granda Suizenji” in Kumamoto, which was completed in 2024. Itochu Property Development plans to leverage the development expertise it has built as a developer and promote senior housing projects primarily in major cities across Japan.
