SENSE TRUST Acquires Rental Apartment Building in Osaka's Kami-shinjo

SENSE TRUST acquired Tanaka Heights (now STRUSTA Kami-shinjo), a rental apartment building in Kami-shinjo 3-chome, Higashiyodogawa-ku, Osaka, in February 2026. The seller was Union Corporation, a real estate company based in Chuo-ku, Osaka, which had acquired the property in 2010.

The property is a six-minute walk from Kami-shinjo Station on the Hankyu Kyoto Main Line and a 13-minute walk from Shimo-shinjo Station on the Hankyu Senri Line. Completed in 1985, the eight-story building comprises 44 units in 1R and 1K layouts. A dental clinic and a learning support classroom occupy the ground floor.

Average asking rents for 1R and 1K rental apartments within a 10-minute walk of Kami-shinjo Station have risen about 14% over the past three years, reaching approximately JPY 7,870 per tsubo at the end of July 2026 (compiled by the editorial team based on estie Residential Research).

SENSE TRUST is a real estate company founded in 2019. It has expanded to Kyoto, Tokyo, Kobe, Yokohama, Nagoya and Fukuoka, and moved its Osaka headquarters to Grand Green Osaka Park Tower in July 2025. The company runs acquisition-and-repositioning, income-producing real estate and development businesses; in the income-producing segment it acquires whole rental residential buildings and commercial buildings and lifts their income value through value-add work and leasing arrangements. It has completed several value-add projects within Osaka Prefecture, and this acquisition appears to be part of that effort.
