Mitsui Fudosan Residential To Develop 586-Unit Condominium in Adachi Ward

Mitsui Fudosan Residential announced in October 2026 a development plan for Park Tower Senju Okawabata, a for-sale condominium in Senju-Sekiyacho, Adachi-ku, Tokyo. It is the first phase of AQUA GATE Senju Okawabata, a large-scale mixed-use development, with completion scheduled for January 2030 and move-in from April of the same year.
The property is a three-minute walk from Keisei-Sekiya Station on the Keisei Main Line and a four-minute walk from Ushida Station on the Tobu Skytree Line, and the south side of the site faces the Sumida River. The 34-story building will have 586 units ranging from 1LDK to 4LDK. An outdoor field of approximately 1,700 tsubo (approx. 60,500 sq. ft.) will be created on the west side of the building, and the condominium will include a community café and a licensed daycare center. The exterior will be developed in an integrated manner with the Tokyo Metropolitan Government's super levee.
AQUA GATE Senju Okawabata is a large-scale mixed-use development of approximately 5.2 hectares across five districts, including the former site of Tokyo Steel's Senju plant. In addition to approximately 2,100 housing units, it will include serviced housing for the elderly, commercial facilities and a child-rearing support hub. Along with Mitsui Fudosan Residential, Sumitomo Realty & Development, Asahi Kasei Homes, Tobu Railway, JR East Itochu Real Estate Development and Okada Shoji are each developing individual districts, with the first phase scheduled for completion around 2030 and the second phase around 2034.
