Prologis Breaks Ground on Major Logistics Facility Near Nagoya
On May 27, 2025, Prologis announced it will begin construction of "Prologis Park Tokai 1" in September 2025, with completion scheduled for May 2027.
The project will deliver a large-scale, multi-tenant logistics facility with an expected gross floor area of approximately 48,400 tsubo (approx. 1.72 million sq. ft.), offering up to 8,000 tsubo (approx. 282,000 sq. ft.) per floor. Strategically located about 30 minutes by car from central Nagoya, the development aims to further strengthen Prologis’ logistics network in the Chubu region, leveraging its operational track record in the area. A build-to-suit project, “Prologis Park Tokai 2,” is also planned for the adjacent site.
Covering a total development area of 34.4 hectares, the project is expected to benefit from enhanced regional connectivity, with a new interchange (tentatively named “Ota IC”) planned on the Nishi-Chita Industrial Road. Once completed, the facility will play a key role in strengthening logistics routes linking Nagoya Port and the international airport.
The surrounding area is also undergoing transformation, with plans for new commercial developments, university campuses, residential zones, and business hotels, positioning the facility as more than just a logistics hub—it is poised to become a broader regional gateway. Prologis is incorporating a plaza space within the site to support local community events, reflecting a design concept that prioritizes neighborhood integration. The company envisions the property as a new landmark for suburban logistics development.
While inland areas such as Kita-Nagoya and Kasugai have seen increased logistics development in recent years, large-scale supply in coastal areas has remained limited. In this context, the Tokai 1 project stands out as a strategic development to fill the supply-demand gap in the region. The facility will offer flexible specifications including cold storage and heavy-load support, making it an attractive solution for tenants seeking advanced customization.
