Izumi Jisho Acquires Office Building in Tokyo’s Minato Ward

Izumi Jisho acquired Shiba Kobayashi Building, an office property in Shiba 1-chome, Minato Ward, Tokyo, in March 2026. The seller was an individual.

The property was completed in 1993 and has eight floors above ground and one basement level, with a typical floor plate of about 16 tsubo (approx. 570 sq. ft.). It is located in the Hamamatsucho West Exit area, a four-minute walk from Hamamatsucho Station on the JR Yamanote and Keihin-Tohoku lines, where small and midsize office buildings are concentrated.

Around the west exit of Hamamatsucho Station, high-rise development is advancing in front of the station. The residential tower WORLD TOWER RESIDENCE was completed in November 2024, while projects including WTC annex and the redevelopment of the main World Trade Center Building are also underway. The vacancy rate for small office buildings within a 10-minute walk of Hamamatsucho Station and with typical floor plates of less than 20 tsubo (approx. 710 sq. ft.) declined from about 5.4% to about 2.1% over the three years through April 2026, according to an editorial survey based on estie Office Research.

The buyer, Izumi Jisho, primarily handles acquisitions, renovation planning and sales of buildings, warehouses and detached houses in Tokyo’s 23 wards and southern Saitama Prefecture. The acquisition appears to be part of a move to secure existing income and pursue future value enhancement by acquiring a small office building in an area near Hamamatsucho Station where redevelopment is progressing.
