CRE Launches First Logistics Facility Development in Tohoku with Miyagi Taiwa Project

CRE, Inc. has acquired a development site for a logistics facility, tentatively named “Miyagi Taiwa Project,” in Taiwa Town, Kurokawa District, Miyagi Prefecture, with the acquisition dated December 15, 2025, and has commenced development. This marks CRE’s first logistics facility development project in the Tohoku region. Construction is scheduled to begin around summer 2027, with completion targeted for around summer 2028.

The planned site is located within the Daiichi Sendai Hokubu Core Industrial Park, an industrial-only zoning area that allows 24-hour operations. The site has an approximate land area of 3,023 tsubo (approx. 107,600 sq. ft.) and is designated for use as a logistics warehouse. Details regarding the building structure, scale, and gross floor area have yet to be determined. The location offers excellent access to major transportation routes, approximately 1.7 km from the Tohoku Expressway’s Ohira Interchange, about 4.5 km from the Taiwa Interchange, and roughly 5.5 km from National Route 4.

The surrounding area hosts multiple industrial parks, including the Daini Sendai Hokubu Core Industrial Park and the Taiwa Distribution and Industrial Park, forming a significant industrial cluster that is expected to contribute to greater supply chain efficiency for tenant companies. In addition, according to hazard maps, the area carries an extremely low risk of flooding and landslides, offering a highly resilient location in terms of disaster prevention and business continuity.

CRE has an established track record in logistics facility development, centered on its LogiSquare brand, with 36 projects developed to date totaling approximately 410,000 tsubo (approx. 14.6 million sq. ft.) in gross floor area. The company is currently developing an additional eight properties with a combined gross floor area of approximately 110,000 tsubo (approx. 3.9 million sq. ft.).

In the Sendai metropolitan logistics market, corporate presence has surpassed pre–Great East Japan Earthquake levels following post-disaster reconstruction, with continued accumulation of logistics-related businesses. Large-scale logistics facility development plans by major developers are also increasing, further enhancing the Tohoku region’s profile as a strategic logistics hub.
