Prologis Acquires Large Logistics Facility in Fuchu, Marking 10th Property in Its “Urban” Series

Prologis has acquired a large logistics facility in Musashidai, Fuchu, Tokyo, near JR Musashino Line’s Kita-Fuchu Station. The company will renovate the acquired asset and relaunch it as Prologis Urban Tokyo Fuchu 1, with construction completion scheduled for fall 2026. This brings the company’s Prologis Urban series to a total of 10 properties, with this becoming the largest asset in the series.
The property is a four-story steel-frame building with a site area of approximately 5,107 tsubo (approx. 181,739 sq. ft.) and a gross floor area of approximately 11,983 tsubo (approx. 426,338 sq. ft.). It is located about a 10-minute walk from JR Kita-Fuchu Station and 3.9 kilometers from the Kunitachi-Fuchu Interchange on the Chuo Expressway. Existing tenants are operating on the first and fourth floors, while the second and third floors will be renovated through a subdivision project and offered to prospective tenants in units ranging from 280 tsubo (approx. 9,963 sq. ft.) to 680 tsubo (approx. 24,197 sq. ft.). With highly versatile specifications including a clear height below beams of 5.5 meters and floor loading capacity of 1.5 tons per square meter, the property can also accommodate air-conditioned sections and the installation of water supply and drainage piping. In addition to logistics use, Prologis envisions a range of uses including product maintenance, assembly and processing, factory operations, and R&D.
The Fuchu area is known for its limited supply of logistics warehouse space. Within a 15-minute drive, the area has a population of 500,000, expanding to 2.2 million within a 30-minute drive, giving it a strong advantage as a last-mile hub serving major western Tokyo areas such as Mitaka, Fuchu, and Tachikawa. Also notable is the company’s small-bay strategy in the Greater Tokyo area.
