Tokyo Tatemono, Misawa Homes Break Ground on First “kokonoyu” Branded Hot Spring Hotel in Beppu

Tokyo Tatemono Co., Ltd. and Misawa Homes Co., Ltd., in partnership with Polaris Holdings Co., Ltd., have broken ground on the natural hot spring hotel “kokonoyu Beppu” in Beppu, Oita Prefecture, with construction commencing on November 13. Positioned as the first property under “kokonoyu,” a new sub-brand within Polaris Group’s “KOKO HOTELS” portfolio, the hotel is slated to open in the summer of 2027.
The site is a three-minute walk from the west exit of JR Nippo Main Line Beppu Station, and the building will be a 10-story reinforced concrete structure. The top floor will feature a large communal hot spring bath with open-air baths fed by natural hot springs, while the second floor will house a breakfast restaurant. The room mix will comprise 150 twin and double guestrooms in total, targeting a wide range of stay patterns from small parties to families and groups.
Tokyo Tatemono and Misawa Homes both have a track record in hotel development across Japan, while Polaris is a hotel operator with management experience in Kyushu and other regions nationwide. As the first project under the new brand jointly developed by the three companies, the aim is to deliver a product that combines an authentic hot spring experience with the comfort of a modern hotel, capturing both inbound travelers and domestic leisure demand.
While Beppu Onsen continues to see robust tourism demand, particularly from inbound visitors, there has been limited new supply of hotels with large communal hot spring baths in the area around Beppu Station. Leveraging its station-front location and the appeal of its hot spring facilities, the project is expected to attract new and repeat guests alike, contributing to the broader expansion of tourism-related spending across Oita Prefecture.
