Mitsui Fudosan Residential Completes 768-Unit Supertall Tower at Makuhari Bay Park

“Makuhari Bay Park Risegate Tower,” being promoted jointly by Mitsui Fudosan Residential and six other companies, was completed on Feb. 24, 2026, with unit handovers to residents beginning the following day, Feb. 25. The property is a 38-story, 768-unit supertall, seismically isolated tower condominium, marking the fifth phase of “Makuhari Bay Park,” one of the Tokyo metro area’s largest mixed-use residential-and-commercial developments spanning more than a decade.

The tower is a 16-minute walk from JR Keiyo Line’s Kaihin-Makuhari Station and sits on a site of approximately 5,420 tsubo (approx. 192,861 sq. ft.). A single-story, wood-structure retail component is also planned on-site, with a Japanese restaurant, “Tsunaguba,” scheduled to open in April.

Makuhari Bay Park was planned as a “work, live, learn, and play” mixed-use community centered around Wakaba 3-chome Park, modeled after Portland, Oregon. With this completion, approximately 3,457 units have been delivered to date—about 70% of the overall plan of roughly 5,000 units—bringing the full buildout closer. Phase 6, “Bloom Terrace Tower” (650 units, 42 stories), is slated to launch its first sales phase in late April.
