REALGATE Acquires Rental Apartment Building in Tomigaya, Shibuya

REALGATE announced on March 10, 2026, that it had signed a purchase and sale agreement for a rental apartment building in Tomigaya 2-chome, Shibuya-ku, Tokyo. Closing is scheduled for the end of March 2026. The acquisition price was not disclosed, but it is expected to exceed 30% of the company’s net assets for the fiscal year ending September 2025 (JPY 3,351 million).

The property is an RC/SRC structure with eight above-ground floors and one basement level, with a gross floor area of approximately 339 tsubo (approx. 12,063 sq. ft.) and a site area of approximately 84 tsubo (approx. 2,989 sq. ft.). The nearest stations are Yoyogi-Hachiman Station on the Odakyu Line and Yoyogi-Koen Station on the Tokyo Metro Chiyoda Line, both within walking distance.

Under its “Mid-Term Management Plan 2028,” the company has set a policy of increasing its holdings of income-producing real estate, and this acquisition is part of that strategy. In October 2025, it acquired an office building in Ikejiri, Setagaya-ku, with a transaction size exceeding 30% of net assets, and in December of the same year, it acquired a residential property in Yutenji, Meguro-ku. This marks three large-scale acquisitions in a six-month period. All are concentrated in Tokyo’s southern submarket, underscoring a clearly defined area strategy.

REALGATE operates a flexible workplace business centered on the renovation of older buildings and has achieved 16 consecutive fiscal periods of revenue growth since its founding in 2009. While its business had traditionally been centered on fee income from property management and master lease operations, the company has accelerated its shift toward an owner-operator model following its entry into the CyberAgent Group in 2021 and its listing on the Tokyo Stock Exchange Growth Market in 2023.
