Sharon Tech to Develop Next-Generation Frozen Warehouse in Iruma
Sharon Tech will develop the Sharon Tech Iruma Logistics Center, a refrigerated and frozen logistics center, in Iruma, Saitama Prefecture. Completion is scheduled for December 2027, with operations set to begin in January 2028. With this development, the company will newly enter the refrigerated and frozen logistics sector.
The project site is located at 801 Nakagami, Iruma City, and the facility will be a three-story steel-frame building with a gross floor area of approximately 7,464 tsubo (approx. 265,593 sq. ft.). It will have access to the Ken-O Expressway via Iruma IC, located about 3.7 kilometers away, and will function as a regional distribution hub serving the Greater Tokyo area. The facility will support inbound and outbound operations 24 hours a day, 365 days a year, and will be equipped with 28 dock shelters. A 2 MW solar power generation system will also be installed across the entire roof.
Behind the development is a severe shortage of frozen warehouse supply. According to the company, domestic demand for frozen warehouse space roughly doubled between 2020 and 2025. Materials submitted by the Japan Association of Refrigerated Warehouses to a Ministry of Land, Infrastructure, Transport and Tourism study group also pointed out that urban refrigerated and frozen warehouses in Tokyo and Yokohama have remained beyond full operating capacity. While the frozen food market continues to expand, existing warehouses in the Greater Tokyo area face difficulties in rebuilding due to aging facilities and a shortage of available land. Against this backdrop of a supply-demand gap, new market entrants into refrigerated and frozen logistics have been increasing.
Sharon Tech is headquartered in Meguro Ward, Tokyo. In addition to developing logistics warehouses mainly in Chiba, Saitama, and Kanagawa prefectures, the company also operates a diversified business that includes solar power generation and unmanned car wash facilities under the WASHMAN-Q brand.
