Marimo Forms Private Fund Backed by 15 Rental Apartment Buildings in the Tokyo and Kansai Areas

Marimo has formed “MRF No. 2,” a private fund for which its subsidiary Marimo Asset Management serves as asset manager, and commenced operations on March 25, 2026. The fund’s underlying assets are 15 newly built and recently completed rental apartment buildings primarily located in the Tokyo metropolitan and Kansai areas, with total assets of approximately JPY 13,500 million. The investment period is targeted at five years.

The portfolio consists of nine reinforced concrete buildings under the “Artiza” brand and six wall-type reinforced concrete buildings under the “Luore” brand, totaling 489 units. In the Kansai area, six properties are located primarily in Osaka Prefecture, including Artiza Ryokuchi Koen and Artiza Kyobashi WEST. In the Tokyo metropolitan area, eight properties are located in Tokyo, including Artiza Akabane and Luore Kamikitazawa Ekimae. The portfolio also includes one property in the Nagoya area, Artiza Kanayama. All properties are located within a 10-minute walk of the nearest station. Of these, two properties—Artiza Kawarayamachi I and Luore Chidoricho—are scheduled to be added to the portfolio in June 2026.

Marimo formed its first private fund in January 2025, backed by nine rental apartment properties with total assets of approximately JPY 10,000 million. For the second fund, the company expanded the target area to Japan’s three major metropolitan areas and newly added the “Luore” brand. Investors include Fuyo General Lease, Higin Lease and JR Kyushu FG Lease, while financing has been provided by Sumitomo Mitsui Banking Corp., Juhachi-Shinwa Bank and Fuyo General Lease.
