Daibiru Announces Completion of Yaesu Daibiru Building in Central Tokyo

On June 30, Daibiru Corporation announced the completion of the Yaesu Daibiru Building, a flagship redevelopment project located in Kyobashi, Chuo-ku, Tokyo. The project involved the reconstruction of the former Yaesu Daibiru, which closed in 2021. The new building enjoys a prime location just a four-minute walk from both JR Tokyo Station and Tokyo Metro Ginza Line Kyobashi Station, with direct underground access to the Yaesu Shopping Mall. Bearing the company's name, the property serves as a core asset within the Daibiru Group portfolio.

The new building stands 11 stories above ground with three basement levels, offering a gross floor area of approximately 6,853 tsubo (approx. 226,600 sq. ft.). Office space occupies floors 3 through 11, each designed as a column-free plate of about 390 tsubo (approx. 12,900 sq. ft.), allowing for flexible and efficient layouts. Retail space is located on the first and second floors, while a conference facility is housed on the first basement level. The layout is designed to accommodate a range of work styles and improve pedestrian circulation in the surrounding area.

Under the theme of “Tradition and Innovation,” the building’s exterior features granite cladding consistent with the former structure, blending historical design with modern environmental performance. Sustainable systems such as solar power generation, high-efficiency thermal sources, and a wide temperature differential water supply system are incorporated. In addition, smartphone-controlled individual HVAC systems, image-sensor-based lighting and air-conditioning controls, and tenant-facing energy monitoring tools contribute to both energy savings and occupant comfort.

Most office spaces are reportedly pre-leased, reflecting the strong demand for high-grade office stock in Tokyo's leasing market.
