Yasuda Real Estate broke ground on March 2, 2026, on the “(Tentative) Minato-ku Nishi-Shimbashi 2-5 Project,” an office building development in Nishi-Shimbashi 2-chome, Minato Ward, Tokyo. Completion is scheduled for the end of June 2028.

The site is located within a 10-minute walk of Shimbashi, Toranomon, Toranomon Hills, Uchisaiwaicho, and Kasumigaseki stations, and fronts Karasumori-dori Avenue. The 14-story building will have a gross floor area of approximately 3,609 tsubo (approx. 119,306 sq. ft.). Office space will occupy floors 2 through 14, with a typical floor plate of approximately 210 tsubo (approx. 6,942 sq. ft.), while the ground floor will include retail space facing Karasumori-dori Avenue and a tenant-only lounge. The project is planned to obtain a “ZEB Oriented” certification under BELS and is positioned as an environmentally conscious next-generation office building.

The project stands in an area expected to benefit from major redevelopment underway in the Toranomon and Shimbashi districts. In the Toranomon area, Toranomon Alcea Tower, a 38-story building with approximately 33,500 tsubo of office floor area, was completed in February 2025, and major companies are increasingly concentrating there, including SOMPO Holdings, which leased about 2,000 tsubo. In adjacent Uchisaiwaicho 1-chome, one of the largest urban redevelopment projects in central Tokyo is also underway, including the rebuilding of the Imperial Hotel, with total gross floor area of about 1.1 million sq. m. and phased completion scheduled from fiscal 2028 through fiscal 2030.

This project is a mid-sized office development with a typical floor plate of about 210 tsubo (approx. 6,942 sq. ft.), and appears intended to capture tenant demand in a size segment different from the surrounding mega-scale buildings. As the broader area continues to develop into an international business hub, attention will focus on the property’s competitiveness as a mid-sized, high-spec office building.
