Tokaido REIT to Acquire Five Assets Including Residential, Retail, and Its First Hotel Investment
Tokaido REIT, Inc. announced on January 13, 2026, that it has decided to acquire a total of five properties comprising three residential assets, one retail asset, and one hotel. The aggregate acquisition price is JPY 12,954 million. The scheduled acquisition date is February 3, 2026, for four of the properties, and April 1, 2026, for SHIGA Biwako Residence.
The acquisitions aim to further diversify and enhance the portfolio through investments in lifestyle infrastructure assets and other asset classes. Among the five properties, SHIGA Biwako Residence, located in Ryuo Town, Shiga Prefecture, represents the largest transaction with an acquisition price of JPY 7,450 million. The property consists of six five-story reinforced concrete residential buildings completed in 2021 and 2023, and offers an appraised NOI yield of 7.0%.
In Aichi Prefecture, the REIT will acquire two residential properties: Nagoya Shichijo Emble Court in Nagoya City (acquisition price: JPY 866 million) and Chiryu Ushida Emble Court in Chiryu City (JPY 1,058 million). Nagoya Shichijo Emble Court benefits from its proximity to an industrial cluster including major specialty steel and heavy machinery manufacturers. Chiryu Ushida Emble Court is located in an industrial area with automotive parts factories and logistics facilities, supporting stable housing demand from local employees.
Emble Town Toyohashi Fujimidai in Toyohashi City (acquisition price: JPY 1,500 million) is a community-based distribution and retail asset. The sponsor, Yoshicon Co., Ltd., acquired a former large-scale company housing complex owned by a globally operating automotive manufacturer through a CRE solution, demolished the aging buildings, and redeveloped the expansive roadside site into a distribution- and sales-oriented retail asset. The main tenant is Maxvalu Tokai, and the property was newly completed in October 2024.
KOKO HOTEL Shizuoka (acquisition price: JPY 2,080 million) marks Tokaido REIT’s first hotel investment. The sponsor Yoshicon acquired the property in 2018, implemented value-add initiatives, and reopened it under the KOKO HOTEL brand in August 2023. Located a 10-minute walk from JR Shizuoka Station, the hotel’s large communal bath facility provides a competitive advantage. Shizuoka City ranks first in the prefecture with shipment values of manufactured goods totaling approximately JPY 2.1 trillion, supporting solid business travel demand alongside expected inbound tourism growth.
