Sumitomo Forestry’s U.S. subsidiary Crescent Communities, LLC and Chuo-Nittochi will jointly develop the logistics facility “AXIAL Commerce Station” in the City of Huntersville, located in the greater Charlotte area of North Carolina. Construction is scheduled to begin in February 2026, with completion planned for April 2027.

The project site comprises approximately 42.3 acres and will accommodate a two-building logistics complex with a total leasable area of about 43,203 square meters (approximately 13,069 tsubo / approx. 469,000 sq. ft.). The development vehicle will be a special purpose company (SPC) jointly invested in by Chuo-Nittochi I LLC, a wholly owned subsidiary of Chuo-Nittochi, and Crescent Communities, LLC. Sumitomo Forestry Asset Management will oversee and coordinate the overall project. The facilities will feature a rear-load configuration to enhance inbound and outbound logistics efficiency, and will utilize tilt-up construction methods to reduce costs and shorten the construction schedule.

This project marks the seventh collaboration between the two companies, following multifamily development projects in Washington, D.C., Denver, Seattle, Boston, and Atlanta. The Sumitomo Forestry Group has been actively expanding its U.S. multifamily development business, with 5,344 units started in 2024—ranking approximately fourth nationwide. As part of its strategy to diversify its U.S. real estate portfolio, the group is positioning logistics facility development as a new growth segment. For Chuo-Nittochi, this represents its 15th project in the United States.

Charlotte is a high-growth city located near the center of the U.S. East Coast, with population growth exceeding the national average. The property is situated approximately 20 minutes by car from downtown Charlotte and about 25 minutes from Charlotte Douglas International Airport, with close proximity to major highways including I-85, I-77, and the I-485 beltway. The location enables one- to two-day delivery access to major U.S. cities such as Atlanta, New York, and Chicago, making it a highly efficient logistics hub. The surrounding area is home to logistics facilities operated by major users including Amazon and Reynolds, underscoring the strong logistics demand in the submarket.
