CRE Breaks Ground on “LogiSquare Tosu III” Logistics Facility in Saga Prefecture

CRE, Inc. commenced construction of the logistics facility “LogiSquare Tosu III” on January 6, 2026, in Kiyama Town, Miyaki District, Saga Prefecture. The company acquired the development site on December 16, 2025, with completion scheduled for mid-April 2027.
The facility will be a two-story steel-frame logistics building with a gross floor area of approximately 6,723 tsubo (approx. 239,200 sq. ft.). Truck berths will be located on the north and west sides of the building, allowing simultaneous docking for up to 27 large trucks. The plan also includes four large-truck queuing spaces and parking for 81 passenger vehicles.
Warehouse specifications include a floor load capacity of 1.5 t/sq. m and a clear ceiling height of at least 5.5 meters. Two freight elevators (each with a loading capacity of 3.5 tons) and two vertical conveyors will be installed. The facility is designed to allow subdivision into two tenant units.
From an environmental perspective, the building will feature LED lighting throughout and motion sensors, and is expected to obtain BELS certification, CASBEE (Building – New Construction), and ZEB Ready certification. A solar power generation system is also planned.
The site is located approximately 1.5 km from the Tosu Interchange on the Nagasaki Expressway and close to the Tosu Junction, where the Kyushu, Nagasaki, and Oita expressways intersect. This strategic location offers strong advantages as a regional distribution hub covering the entire Kyushu area, with a particular focus on the Fukuoka metropolitan area. The surrounding area is a cluster of logistics facilities capable of 24-hour operations. The property also benefits from good commuter access, located about 1.2 km from Ogori Station on the Amagi Railway Amagi Line and about 1.3 km from Nishitetsu Ogori Station on the Nishitetsu Tenjin Omuta Line.
CRE continues to expand its logistics facility development under the “LogiSquare” brand, with a track record of 36 completed properties totaling approximately 1.37 million sq. m of gross floor area. Including this project, the company is currently developing nine properties with a combined gross floor area of approximately 380,000 sq. m.
