Prologis to Redevelop Former Yamato Transport Logistics Facility in Koto Ward as Urban Logistics Facility

Prologis will renovate a logistics facility it acquired from Yamato Transport in Shinonome 2-chome, Koto-ku, Tokyo, and relaunch it as the urban logistics facility Prologis Urban Tokyo Shinonome 1. The facility, formerly Yamato Transport's own logistics base, was acquired in March 2025 and leased back to the company. Following the expiration of the leaseback period, renovation work will begin in April 2027, and the property will begin operating as a multi-tenant logistics facility from spring 2028.
The facility is located approximately four minutes by car from Shinonome JCT on the Shuto Expressway, and is expected to serve uses such as last-mile delivery, medical equipment delivery, and e-commerce fulfillment across Tokyo. With access to multiple lines — a six-minute walk from Shinonome Station on the Rinkai Line and a fourteen-minute walk from Tatsumi Station on the Tokyo Metro Yurakucho Line — the location also offers an advantage in securing workers.
The building is a five-story structure with a gross floor area of approximately 2,800 tsubo (approx. 99,600 sq. ft.). It is equipped with two car-lift-and-freight elevators that can accommodate 4-ton trucks, enabling vehicle access to each floor. As part of the renovation, part of the rooftop and first-floor parking areas will also be redeveloped to provide parking for several dozen vehicles.
In addition to its large-scale logistics facility series "Prologis Park," the company is expanding its "Prologis Urban" series of urban logistics facilities in major cities in Japan and overseas. Domestically, starting with Prologis Urban Tokyo Shinagawa 1, completed in 2020, the company will have 11 properties in Tokyo (including those scheduled for completion) with this project.
