Hokkaido Railway Company and Misawa Homes Hokkaido Co., Ltd. to Develop Soen Kuwanoha Square Near JR Soen Station

In July 2025, Hokkaido Railway Company and Misawa Homes Hokkaido Co., Ltd. announced the redevelopment of a former company housing site located west of JR Soen Station in Sapporo. The project, named Soen Kuwanoha Square, covers approximately 3,515 tsubo (approx. 125,000 sq. ft.) and is scheduled for full completion in March 2027.

The mixed-use development will feature three blocks designed to create a multi-generational residential zone with commercial and medical functions. A Block will consist of the condominium Albio Station Sapporo Soen with 114 units. B Block will comprise an eight-story rental apartment building with 56 units and a three-story retail building planned to house JR Seisen Market and a medical clinic. C Block, the rental apartment complex Junor Soen EAST/WEST, has already been completed, featuring two 11-story towers with 76 units.

The total gross floor area of the three blocks will amount to approximately 7,653 tsubo (approx. 272,900 sq. ft.), with 246 residential units in total. This project aligns with Hokkaido Railway Company’s Medium-Term Management Plan 2026, which emphasizes expanding development-related businesses by redeveloping underutilized sites near stations to generate both sales profits and rental income. Misawa Homes Hokkaido continues to strengthen its urban stock strategy, focusing on station-adjacent and central locations, and recently announced additional developments including the unmanned trailer-type hotel JR Mobile Inn Hakodate (scheduled to open in 2026) and the ZEH-M certified Albio Garden Kita 31-jocompleted in 2024.
