ANDPAD to Relocate Headquarters to Sumitomo Fudosan Tokyo Mita Garden Tower
Construction DX platform provider ANDPAD will relocate its headquarters in October 2025 to the 37th floor of the Sumitomo Fudosan Tokyo Mita Garden Tower. The company has been based in Sumitomo Fudosan Akihabara Ekimae Building since 2019, making this a relocation within the same developer’s portfolio.
ANDPAD offers cloud-based integrated management tools for construction site photos, schedules, and cost control. With 216,000 companies and 550,000 users, it holds the leading market share in Japan’s construction tech sector. The move responds to business expansion and talent acquisition needs, requiring a more spacious and flexible office environment.
At the new location, ANDPAD will launch “ANDPAD ENGAGE STUDIO,” which includes a multipurpose hall called “ANDPAD STADIUM” with capacity for 200 people and an on-site café. The space is designed as a hub for co-creation, enabling closer collaboration with users and partner companies. By reflecting on-the-ground feedback from in-person events directly into product development, ANDPAD aims to further refine its services and strengthen its industry network.
Additionally, the company will integrate its operations with Convex, a provider of digital procurement platforms for construction materials, by sharing the same floor. This strategic integration will streamline development and sales, enhancing efficiency and expanding reach as a top player in the construction DX space.
The office market surrounding Mita and Tamachi stations had seen vacancy rates rise above 7.5% following the delivery of large-scale buildings such as this property and Tamachi Tower in 2023. However, recent absorption of new inventory has brought the vacancy rate down to around 4%. Leasing periods, which had been persistently long since the COVID-19 pandemic, began to shorten toward the end of last year. For example, most floors of the new "Mitamachi Terrace" building, slated for completion in August 2025, are reportedly already leased (based on "estie market research" conducted by the editorial team).
Looking ahead, a significant influx of new supply is expected between 2030 and 2032 with the redevelopment of the Tokyo Institute of Technology’s Tamachi Campus, a joint project by NTT Urban Development, Kajima Corporation, JR East, and Tokyu Land Corporation. According to the consortium’s proposal, the centerpiece of the project will be a 36-story building with a gross floor area of approximately 74,929 tsubo (approx. 2.65 million sq. ft.). Continued monitoring of market trends will be essential.
