ESR Completes “Kawanishi DC1,” One of Japan’s Largest Logistics Developments

ESR announced the completion of its large-scale logistics facility “ESR Kawanishi Distribution Centre 1 (Kawanishi DC1)” on June 3, 2025. Located in Kawanishi City, Hyogo Prefecture, this six-story, seismically isolated, multi-tenant warehouse offers a gross floor area of approx. 36,148 tsubo (approx. 119,500 sq. ft.). Floors 1 through 3 have already been leased to MISUMI Group Inc.

The property is part of the “ESR Kawanishi Distribution Centre” development—ESR’s largest project to date, spanning approx. 152,848 tsubo (approx. 505,500 sq. ft.) of land. It marks the company’s 38th development in Japan and the seventh in the Kansai region. Strategically located to serve the entire Keihanshin (Kyoto–Osaka–Kobe) area, the site provides regional logistics capabilities at scale.

Kawanishi DC1 sits in the northern part of Kawanishi City, just 3.9 km from the Kawanishi Interchange on the Shin-Meishin Expressway. It fronts National Route 173 and offers excellent connectivity to central Osaka, Kobe, and Kyoto via the Hanshin and Chugoku Expressways. The property is also highly accessible via public transit, being a 2-minute walk from Ichinotorii Station on the Nose Electric Railway Myoken Line. The full opening of the Shin-Meishin Expressway is expected to further enhance logistics efficiency.

Developed in collaboration with Kawanishi City, the project transforms underutilized land into a new logistics hub, bringing employment opportunities and economic revitalization to the surrounding area.
