Mitsubishi Estate Launches Development of Next-Generation Core Logistics Hub in Aichi’s Nisshin City

Mitsubishi Estate has launched a development plan in Nisshin City, Aichi Prefecture, for a “next-generation core logistics facility” designed to accommodate emerging mobility technologies. In collaboration with Nisshin City and the Provisional Establishment Committee of the (tentative name) Nisshin North District Land Readjustment Association, the project is positioned as the Chukyo region’s first large-scale core logistics hub directly connected to an expressway interchange.

The site is located approximately 6.3 km east of the Nagoya Interchange on the Tomei Expressway and is planned to be directly linked to a new interchange to be constructed between the Nagakute IC and Nisshin JCT via a dedicated ramp. Mitsubishi Estate plans to develop a multi-tenant facility with a site area of approx. 30,000 tsubo (approx. 990,000 sq. ft.) and a Gross Floor Area of approx. 69,000 tsubo (approx. 2.28 million sq. ft.), aiming to commence operations in the early 2030s. The hub is designed to support autonomous trucks and double-trailer trucks, serving as a key node in round-trip trunk line logistics.

Together with core logistics facilities currently under development in Joyo City (Kyoto Prefecture) in the Kansai region and Yokohama City (Kanagawa Prefecture) in the Tokyo metropolitan area, this project forms part of Mitsubishi Estate’s broader strategy to position major facilities across all three major metropolitan areas connected by the Tomei and Shin-Meishin Expressways. The company is also planning an expressway-interchange-connected facility in Sendai City, Miyagi Prefecture, aiming to build out a wide-area trunk logistics network extending into the Tohoku region.

Autonomous trucks and double-trailer trucks are emerging technologies being advanced through government-led demonstrations and regulatory development, offering both labor savings and reduced CO₂ emissions in trunk logistics. Core logistics hubs directly connected to expressway interchanges are well-suited to supporting these next-generation vehicles, enabling seamless connections between service areas, staging zones and truck berths. As a result, the facility is expected to strengthen competitiveness as a relay point within a wide-area network linking Japan’s three major metropolitan regions and the Tohoku region.
