Mitsubishi Corporation Urban Development Breaks Ground on Multi-Tenant Manufacturing and R&D Facility in Kawasaki

Mitsubishi Corporation Urban Development has begun construction on “innoba Kawasaki,” a multi-tenant manufacturing and research-and-development facility in Minami-Kurokawa, Asao Ward, Kawasaki City, Kanagawa Prefecture. Completion is slated for fall 2027, with operations expected to begin in December 2027. The project is a privately developed and operated facility designed to foster collaboration by bringing manufacturing and R&D companies, as well as startups, together within a single building.
The site is located within “Kawasaki Micom City,” a district developed by Kawasaki City to promote the clustering of R&D functions, including electronics-related industries, and is already home to multiple companies. The property is a 3-minute walk from Kurokawa Station (Odakyu Tama Line) and a 10-minute walk from Wakabadai Station (Keio Sagamihara Line), offering access to two stations and two rail lines. It is also approximately 5.9 kilometers from the Inagi interchange on the Chuo Expressway. The building will be a five-story reinforced-concrete structure, with a site area of approximately 6,600 sq m (approx. 71,042 sq. ft.) and a gross floor area of approximately 13,200 sq m (approx. 142,084 sq. ft.).
To accommodate equipment搬入, the facility will feature opening sizes and corridor widths designed for moving machinery, along with higher floor loading capacity and electrical capacity than typical leased office properties—supporting flexible uses within tenant premises. Another key feature is that, as a privately developed and operated facility, it places no restrictions on tenant length of stay or lease term. The first project in the series, “innoba Ota,” opened in August 2023 in Ota Ward, Tokyo, and all 32 units are currently fully leased and operating. Following the Kawasaki project, Mitsubishi Corporation Urban Development plans to break ground on “innoba Higashi-Osaka”—its first project in the Kansai region (gross floor area of approx. 8,000 sq m (approx. 86,111 sq. ft.))—in January 2027, targeting an operations start in spring 2028.
