Nomura Real Estate Announces Development of “TOMORE Tabata,” the Second Property in Its Coliving Rental Residence Series

Nomura Real Estate has announced plans for “TOMORE Tabata,” the second installment in its coliving rental residence series “TOMORE.”

The property is a 7-minute walk from Tabata Station on the JR Yamanote and Keihin-Tohoku Lines, and will offer 160 units, with completion and move-in scheduled for March 2026. The building will be RC construction, 8 stories above ground, featuring studio units ranging from 12.24–15.68㎡ (approx. 132–169 sq. ft.). In addition, the property will include a coliving space of over 120㎡ and a coworking lounge of over 90㎡, supported by dedicated staff who will facilitate community engagement. The company will also introduce the “TOMORE Hopping Service,” which reduces initial move-in costs for transfers between TOMORE properties and enables cross-use of coworking lounges.

In the rental housing market within a 10-minute walk of Tabata Station, average asking rents per tsubo have risen approximately 15–16%, from the low JPY 11,000-per-tsubo range around early 2020 to the low JPY 13,000-per-tsubo range in 2025 (according to estie market research, compiled by the editorial team). Following the Shinagawa-Nakanobu property, Nomura Real Estate is expanding the TOMORE series to Tabata, with a third project already underway, and plans to continue development primarily within Tokyo’s 23 wards.
