Mitsubishi Logistics Makes First U.S. Logistics Development Investments in Two Projects

Mitsubishi Logistics announced on August 19, 2026 that it will take part in logistics real estate development in the United States for the first time. Through its subsidiary Mitsubishi Logistics America Corporation, it will invest a total of approximately USD 40 million in two projects, in Charlotte and Houston. Construction on both is scheduled to begin in August 2026.

In Charlotte, the company is participating in Caldwell Park Drive, Charlotte. The local partner is Trammell Crow Company (TCC), a real estate developer headquartered in Dallas, Texas, and part of the CBRE Group. The two buildings will have a combined gross floor area of approximately 6,000 tsubo (approx. 213,500 sq. ft.), with completion scheduled for June 2027. Mitsubishi Logistics is investing approximately USD 15 million.

The project is the fourth in the U.S. Industrial Venture (UIV) series, through which CBRE offers Japanese companies opportunities to invest in U.S. logistics facilities. CBRE has been engaged as asset manager under a discretionary investment mandate, while TCC handles development. Japanese companies including Nippon Steel Kowa Real Estate have invested in the first through third vehicles.

In Houston, the company is participating in Gateway 1960. The local partner is Portman Holdings, a real estate developer headquartered in Atlanta, Georgia. The three buildings will have a combined gross floor area of approximately 20,000 tsubo (approx. 711,700 sq. ft.), with completion scheduled for July 2027. Mitsubishi Logistics is investing approximately USD 25 million.

Under its 2025-2030 management plan, Mitsubishi Logistics has set out growth driven by both logistics and real estate along with expansion of its overseas business.
