Tokyo Tatemono Joins Mixed Logistics and Rental Factory Development in Thailand

Tokyo Tatemono announced on September 25, 2026, that it has joined the development of SCX Logistics Leamchabang2, a complex consisting of a logistics facility and rental factories in Chonburi Province, Thailand. Through its local subsidiary, Tokyo Tatemono (Thailand), the company will develop the project jointly with SCX Corporation, a commercial real estate subsidiary of local residential developer SC Asset Corporation. It will be the company's first rental factory development overseas. Completion is scheduled for May 2027.
The site is located approximately 7 km from Laem Chabang Port, Thailand's largest international trade port, within the Eastern Economic Corridor (EEC) promoted by the Thai government. The site area is approximately 22,268 tsubo (approx. 792,400 sq. ft.), on which three single-story buildings will be built. The three buildings will have a combined gross floor area of approximately 12,600 tsubo (approx. 448,300 sq. ft.), with about 60% occupied by two bonded factory buildings and about 40% by one general and bonded warehouse building. Bonded areas will be provided in both the logistics facility and the rental factories to meet the needs of export-oriented manufacturers.
Tokyo Tatemono cited as background for its participation the fact that the two logistics facilities it joined in Thailand in 2024 both achieved high occupancy soon after completion. This is the ninth joint project with the SC Asset Corporation group. In logistics, the partners are also jointly developing SCX Logistics Laemchabang1 (completed in 2025) and SCX Logistics Bangna Km.20.
Tokyo Tatemono positions the expansion of its overseas business as one of the key strategies of its long-term vision, and its current medium-term business plan (fiscal 2025-2027) calls for JPY 110 billion of overseas investment. Thailand is one of its priority investment countries, where it has worked with local partners on condominium, for-sale detached housing, office, logistics warehouse and hotel projects. With this project, the number of projects it has joined there totals 15.
