CBRE Launches Logistics Development in Georgia Targeting Japanese Investors

In June 2025, CBRE announced the launch of a logistics development project in the state of Georgia under its second U.S. investment program specifically designed for Japanese partners. The project is being undertaken through a U.S.-domiciled limited partnership in which Hankyu Hanshin Properties Corp., Keihanshin Building Co., Ltd., and Nippon Steel Kowa Real Estate Co., Ltd. will act as the project sponsors. Development is being led by Trammell Crow Company, a CBRE subsidiary and one of the largest commercial real estate developers in the United States.

The project site is located in the northeastern suburbs of the Atlanta metropolitan area, near the junction of Interstate 85 and 985, offering excellent connectivity for both last-mile delivery and regional distribution. The plan calls for three single-story buildings with a combined gross floor area of approximately 19,300 tsubo (approx. 637,000 sq. ft.) on a 57.7-acre parcel (approx. 233,500 m²). Features will include high-clearance ceilings and large trailer bays. Construction commenced in May 2025, with completion scheduled for September 2026.

According to MSCI, outbound investment from Japan into commercial real estate reached approximately USD 7.5 billion in 2023—roughly 2.5 times higher than the previous year. As more investors look to diversify their portfolios internationally, interest in overseas real estate continues to grow. However, for companies without an on-the-ground presence, operational challenges and investment risk remain significant. Mitsubishi Estate has long supported Japanese investors’ access to U.S. real estate through its local affiliate, TA Realty. CBRE’s initiative is similarly expected to become a key channel driving outbound capital deployment.
