Mitsui Fudosan to Develop New Outlet Mall on Former Marinoa City Fukuoka Site, Opening Planned for Spring 2027

Mitsui Fudosan announced on November 5, 2025 that it will develop a new outlet mall on the former “Marinoa City Fukuoka” site in Odo, Nishi-ku, Fukuoka City. The opening is slated for spring 2027.
The site is about a five-minute drive from “Meinohama” Station on the Fukuoka City Subway Airport Line. The site area is approximately 25,800 tsubo (approx. 918,000 sq. ft.), and the Gross Floor Area is approximately 35,600 tsubo (approx. 1,267,000 sq. ft.), with plans for around 200 stores. The project will replace the outlet buildings at Marinoa City Fukuoka while partially renovating and reusing several existing structures.
Mitsui Fudosan has been actively expanding its retail footprint in Kyushu, and this scheme represents a key large-scale retail development for the company within Fukuoka City. Upon redevelopment, the property is intended to reinforce the area’s position as one of the largest retail clusters in western Japan.
As of 2025, asking rents within a 20-minute walk of Meinohama Station average JPY 6,800 per tsubo, with occupancy maintaining a high level in the 99% range, according to data from "estie residential research". The planned large-scale outlet development is expected to further stimulate residential demand in the surrounding area.
