Open House Real Estate Acquires Low-Rise Rental Apartment in Shirokanedai, Minato Ward
In April 2025, Open House Real Estate acquired a low-rise rental apartment property, Superior Shirokanedai, located in Minato Ward, Tokyo, from Nihon Roll Manufacturing Co., Ltd. The seller, founded in 1888 and employing approximately 100 people, is a long-established manufacturer that designs, produces, and sells precision rolls and rolling machines for rubber, plastic, and metal processing. The company acquired the property in 2017 and sold it after an 8-year holding period.
The property is a reinforced concrete structure completed in October 2016, comprising three above-ground floors and one basement level with a total of 19 units. It is located within a 5-minute walk from Toei Asakusa Line’s Takanawadai Station and a 7-minute walk from both the Tokyo Metro Namboku Line and Toei Mita Line’s Shirokanedai Station. The building features interior corridors, delivery lockers, and auto-lock entry. Asking rents for select units reportedly approach JPY 20,000 per tsubo (approx. 66,000 yen per sq. m or approx. $17 per sq. ft.).
Open House Real Estate, the income-generating real estate arm of the Open House Group, operates a dual business model comprising a value-add “Real Estate Liquidation Business,” which acquires and resells renovated pre-owned residences and offices, and a “Rental Stock Business” focusing on high-yielding properties for long-term hold. In recent years, the firm has concentrated its investments around major terminal stations in the Tokyo, Kansai, and Nagoya metropolitan areas. It has actively acquired underutilized or pre-1981 (pre-new seismic code) buildings, strengthening its presence in the supply-constrained small-scale asset market of central Tokyo.
