Tosei Acquires 50-Year-Old Kanayama Building Near Kayabacho Station

Tosei has acquired the “Kanayama Building” in Shinkawa 1-chome, Chuo Ward, Tokyo. The property is an office building located a two-minute walk from Kayabacho Station, rising eight stories above ground with one basement level and a Gross Floor Area of approximately 1,060 tsubo (approx. 37,700 sq. ft.). Completed in 1974, the building is now more than 50 years old.
The property is within walking distance of both Kayabacho and Suitengumae stations, offering convenient access to the Nihonbashi business district. The seller is Kanayama Printing, which had used the building as its headquarters for roughly half a century.
Tosei’s core business focuses on acquiring, repositioning, and reselling existing real estate. The company has been active in expanding its income-producing portfolio, including a ¥3.6 billion acquisition in Nakano Ward in August 2024 and the bulk acquisition of 23 properties in Chiba Prefecture in May of the same year. Tosei has also established a Corporate M&A and Group Strategy Division to strengthen its business succession support services and M&A-driven real estate acquisitions. As of August 2024, it had completed 17 transactions totaling 88 properties, with additional acquisitions underway. Given that the newly acquired property is more than 50 years old and built to pre-1981 seismic standards, future plans for the asset will be closely watched.
In the Kayabacho area, office buildings completed in the 1970s with Gross Floor Areas between 700 and 1,500 tsubo within a 10-minute walk of the station command average asking rents in the ¥16,000-per-tsubo range. Comparable assets show a wide rent band of ¥10,000 to ¥20,000 per tsubo, reflecting differences in location and building specifications (editorial analysis based on “estie market research”).
