Sumitomo Realty & Development Breaks Ground on 31-Story Mixed-Use Tower at Hiroshima Station North Exit

Sumitomo Realty & Development broke ground on Feb. 2, 2026, on the “(Tentative Name) Hiroshima Station North Exit Project” in Futabanosato 3-chome, Higashi Ward, Hiroshima. The 31-story, 124-meter-tall mixed-use tower will have a gross floor area of approximately 16,945 tsubo (approx. 560,165 sq. ft.) and will include 287 for-sale condominium units, a 178-room hotel, a spa facility and office space. Completion is scheduled for April 2029.
The building plan calls for “Hiroshima Garden Residence,” a for-sale condominium, on floors 12 through 31. Floors 4 through 11 will house a hotel and spa facility operated by group company Sumitomo Fudosan Villa Fontaine Co., Ltd., with 178 hotel rooms on floors 4 through 9 and bathing, sauna and bedrock-bath facilities on floors 10 and 11. With a total of 287 units, Hiroshima Garden Residence will be the first high-rise residential tower within walking distance of JR Hiroshima Station in 12 years.
The project site is located in the Futabanosato district, a seven-minute walk from JR Hiroshima Station. Development has been advancing in the district under a land readjustment project and a basic community development plan, and the area has also been designated as one of Hiroshima’s priority scenic landscape districts. Around Hiroshima Station, functions as a transportation hub have continued to strengthen since the area was designated in 2020 as a specified urban renaissance emergency development area. Those improvements include the March 2025 opening of the new station building minamoa and the planned start of streetcar service into the second floor of the station building in August 2025.
