Nomura Real Estate Development Co., Ltd. Completes 160-Unit Coliving Rental Residence Along the Yamanote Line

Nomura Real Estate Development Co., Ltd.’s coliving rental residence TOMORE Tabata was completed on March 12, 2026. The property is located a seven-minute walk from Tabata Station on the JR Yamanote Line and is a large-scale asset with a total of 160 units. Move-ins will begin on March 20.
The property is an eight-story reinforced concrete building with a site area of approximately 194 tsubo (approx. 6,905 sq. ft.), and unit sizes ranging from 12.24 to 15.68 square meters (approx. 132 to 169 sq. ft.). Monthly rent ranges from JPY 90,000 to JPY 135,000, with common area charges of JPY 15,000. Each unit is equipped with a shower, toilet, washbasin and other wet-area fixtures, as well as storage, while some units also include bathtubs and furniture. The second floor features a coliving space of more than 120 square meters, and the third floor includes a coworking lounge of more than 90 square meters, for a total of more than 200 square meters of shared amenities.
“TOMORE” is a residential format that combines share-style rental housing with coworking space, and this project marks the second property in the company’s large-scale coliving series. At the first property, TOMORE Shinagawa Nakanobu, 84% of residents are in their 20s and 30s, and more than 70% relocated from conventional rental housing or family homes, indicating that the brand is functioning as an entry point for first-time shared-housing residents.
In its rental housing business, the company is expanding on two axes: the OUKASU series for seniors and TOMORE for younger single-person households.(see related article:Nomura Real Estate to Open “OUKAS Urawa Harigaya,” Its First Senior Rental Residence in Saitama’s Urawa Ward) It is also planning additional developments in Tokyo for the third TOMORE property and beyond. The company has also launched cross-property services such as “Coworking Hopping,” which allows mutual use of coworking lounges across the TOMORE series, and “Home Hopping,” which reduces moving costs when relocating, aiming to differentiate the platform through the network value of multiple locations.
