Mori Trust Delivers Refrigerated Logistics Facility on Rokko Island

Mori Trust and its group company S-LEAD Realty have developed “Kobe Rokko MT Logi Cold,” a leased logistics facility with freezer and refrigerated capabilities on Rokko Island in Kobe, Hyogo Prefecture. The facility was completed on Jan. 30, 2026. This marks the Mori Trust Group’s first entry into the logistics real estate business.
The property is a four-story steel-frame building with a gross floor area of approximately 3,902 tsubo (approx. 138,800 sq. ft.). It features temperature-variable cold storage (-25°C to 5°C) and includes on the first floor truck bays that can accommodate 15 large (10-ton) trucks simultaneously. With a clear height of 5.5 meters or more and a floor load capacity of 1.5 t/sqm, the facility is designed for practical use as a wide-area distribution hub.
In the freezer and refrigerated warehouse market, demand for leased facilities is rising amid the growth of food e-commerce and increasing demand for frozen foods. With warehouses over 40 years old accounting for roughly 30% of the market and tightening refrigerant regulations accelerating replacement needs, major developers have been entering the sector—such as Mitsui Fudosan, which has announced investments on the order of JPY 100 billion by 2030. In the Tokyo metropolitan area, Tokyo Tatemono and Mitsui & Co. Rokko Island is located in the Kobe Port waterfront area, which includes a container terminal, and offers strong access as a sea-and-land distribution node—approximately 2 km from the Rokko Island Kita interchange on the Hanshin Expressway Route 5 Bayshore Line. The westward extension of the Osaka Bay Coastal Road is also underway, which is expected to further improve connectivity. Mori Trust determined this to be an opportunity to expand its business domains and decided to enter the logistics facility business.
