Sun Frontier Acquires Office Building in Hamamatsucho to Expand Replanning Business

In March 2025, Sun Frontier Fudousan Co., Ltd. acquired the Hamamatsucho Park Building, located in Minato-ku, Tokyo, from BANDO JAPAN. While the purchase price and yield were not disclosed, the transaction is part of the company's annual acquisition plan targeting JPY 50–65 billion in investment volume. Sun Frontier aims to strengthen its pipeline for its “Replanning Business,” which focuses on acquiring, renovating, and repositioning small- to mid-sized buildings in Tokyo’s central five wards.

Since the beginning of 2025, the company has continued to actively acquire older assets in central Tokyo, including the Minegishi Building in Kanda-Iwamotocho, Chiyoda-ku. At the same time, it has also executed asset rotation strategies, such as the sale of THE CORNER Nihonbashi-Ningyocho in Chuo-ku to a Taiwanese investor.

The Hamamatsucho area is expected to see steady office demand, backed by infrastructure improvements such as the Haneda Airport Access Line and ongoing waterfront redevelopment. Sun Frontier is likely to pursue rental upside through setup office conversions and leasing activities, aiming for a short-term exit.
