Nomura Real Estate Breaks Ground on Fourth NOHGA HOTEL, “NOHGA HOTEL Shinjuku Gyoen Tokyo

Nomura Real Estate broke ground in October 2025 on “NOHGA HOTEL Shinjuku Gyoen Tokyo (tentative name),” a new-build lifestyle hotel adjacent to Shinjuku Gyoen National Garden. It will be the fourth property in the company’s directly operated NOHGA HOTEL series, with opening slated for summer 2027.

The site is a 2-minute walk from Tokyo Metro Marunouchi Line Shinjuku-gyoemmae Station and a 7-minute walk from Shinjuku-sanchome Station (Tokyo Metro Marunouchi & Fukutoshin lines / Toei Shinjuku Line). The 14-story steel-frame hotel will offer 72 guestrooms, all with balconies facing Shinjuku Gyoen. Upper floors will feature a rooftop bar with city views and two suite rooms. The site area is approximately 187 tsubo (approx. 6,654 sq. ft.).

Positioned as a lifestyle brand centered on music, art, and food, NOHGA HOTEL currently operates in Ueno, Akihabara, and Kiyomizu, Kyoto; this project will be its fourth location. Including this development, the Nomura Real Estate Group is advancing five new hotel projects in Tokyo and plans to reach a cumulative total of eight properties nationwide by 2030. Under its medium-term plan, the Group designates hotels as a priority business and intends to invest more than JPY 100 billion over the three fiscal years through FY2028.

In Tokyo’s hotel investment market, cap rates for hotel assets held by J-REITs have compressed to the high-3% range as of 2025, continuing a downtrend from the high-4% range in 2019 before the pandemic. Occupancies remain elevated, and in Shinjuku, lodging demand is robust for locations that combine excellent transit access with greenery and views (editorial analysis based on estie J-REIT data).
