Mitsui Fudosan Breaks Ground on Large-Scale Logistics Facility in Hitachinaka, Ibaraki

Mitsui Fudosan announced on Feb. 2, 2026 that it has broken ground on a large-scale logistics facility, “(Tentative Name) Mito Logistics Center,” in Hitachinaka City, Ibaraki Prefecture. The five-story facility will have a gross floor area of approximately 37,880 tsubo (approx. 1,347,900 sq. ft.) and will be fully leased on a single-tenant basis to Logisteed East Japan. Completion is scheduled for the end of September 2027.
The site is located within the Katsuta No. 2 Industrial Park and spans approximately 18,920 tsubo (approx. 673,200 sq. ft.). The steel-frame building will feature a seismic-resistant structure, and portions of the facility will secure an effective clear height of 7.5 meters below beams. In addition to whole-building air conditioning, the project will include refrigerated space in the ~5°C range and electrostatic countermeasure areas to support a wide range of storage requirements, along with solar power generation equipment.
The facility will be developed as a build-to-suit (BTS) project, incorporating a dedicated design tailored to the needs of both the shipper and the operator. Tenant Logisteed East Japan plans to consolidate multiple locations into this facility to improve operational efficiency. On the sustainability front, the project is targeting ZEB Oriented certification and a CASBEE New Construction rating of A or higher (planned).
Since entering the logistics business in 2012, Mitsui Fudosan has continued to expand, with Mitsui Fudosan Logistics Park (MFLP) positioned as its flagship brand and a portfolio of 78 properties in Japan and overseas. As the largest facility in Hitachinaka City, the project is expected to function as a core logistics hub supporting supply chains in the broader Hitachinaka area, where manufacturing plants are concentrated.
