Prologis Breaks Ground on “Prologis Park Koriyama 2” in Fukushima Prefecture

Prologis began construction in January 2026 on Prologis Park Koriyama 2, a new logistics facility in Koriyama City, Fukushima Prefecture. Approximately 30% of the leasable area has already been pre-leased, with completion scheduled for August 2027.

The site is located adjacent to the Koriyama-Chuo Smart Interchange (SIC) on the Tohoku Expressway, near the Koriyama Junction (JCT). The location provides efficient access to the Greater Tokyo area in about three hours and to Sendai in approximately one hour. The project comprises a two-story, steel-frame building with a site area of approximately 15,010 tsubo (approx. 534,000 sq. ft.) and a gross floor area of approximately 14,124 tsubo (approx. 503,000 sq. ft.).

The facility will offer a clear ceiling height of 5.5 meters and a floor load capacity of 1.5 tons per square meter. Double-sided truck berths will be provided on the first floor, along with five freight elevators and five vertical conveyors. The layout is designed to accommodate four units with combined use of the first and second floors. Parking will include approximately 350 spaces for passenger vehicles and 16 truck waiting bays.

The development site features strong ground conditions and is located in an area with an extremely low flood risk, according to local hazard maps. Prologis Park Koriyama 2 is part of Fukushima Koriyama LL Town, a logistics park jointly developed by Prologis and Fukuda & Partners Co., Ltd. In October 2025, the park entered into a disaster-response agreement with Koriyama City, Yamato Transport Co., Ltd., and NTT EAST, Inc., among others, to support evacuees during emergencies, positioning the park as a regional disaster-prevention hub through public-private collaboration.

Prologis has developed a total of 14 logistics facilities across the Tohoku region to date and is currently developing and operating seven facilities, including this project, in locations such as Yahaba Town in Iwate Prefecture and Sendai City. By strategically securing sites near interchanges along the Tohoku Expressway, the company has been building a wide-area distribution network to address logistics challenges associated with Japan’s “2024 logistics issue.”
