JP Acquires “Golden Mansion,” a Rental Apartment Building in Daikokucho, Osaka

JP (Osaka City) has acquired Golden Mansion, a rental apartment property located in Daikoku 2-chome, Naniwa Ward, Osaka. The property is a four-story steel-frame building with a total of 35 residential units and retail space, completed in August 1971, making it a 54-year-old asset. It is located a three-minute walk from Daikokucho Station on the Osaka Metro Midosuji and Yotsubashi lines, just one stop from Namba.

The Daikokucho area has been undergoing a rapid image transformation in recent years. In April 2022, Hoshino Resorts opened OMO7 Osaka in front of neighboring Shin-Imamiya Station. In 2021, the City of Osaka formulated the Shin-Imamiya Area Brand Basic Strategy, positioning the area as “a new gateway to Osaka Minami.”

Redevelopment momentum is also building around Daikokucho Station. In December 2023, THE CROSS CITY TOWER, a 30-story residential tower with 190 units, was completed just a two-minute walk from the station. While within walking distance of Namba, Daikokucho continues to be perceived as relatively affordable, helping to capture residential demand. A comparison of rental apartment buildings less than 10 years old shows that average rents around Namba Station are approximately JPY 12,000 per tsubo, compared with around JPY 11,000 per tsubo around Daikokucho Station—about 10% lower (based on estie residential research, compiled by the editorial team).

Given that the subject property was built under the old seismic standards and is a vintage asset, multiple repositioning scenarios—including redevelopment or renovation—can be considered.

JP Inc., established in 2009, is an Osaka-based real estate company engaged in condominium development, acquisitions, and property management. The firm is also active in the acquisition and resale of existing condominiums. This transaction is viewed as an acquisition that reflects the company’s outlook on the long-term potential of a rapidly transforming area.
