Toda Corporation, Nishi-Nippon Railroad, and Tokyo Tatemono Break Ground on Multi-Tenant Logistics Facility in Kumamoto

Toda Corporation, Nishi-Nippon Railroad Co., Ltd., and Tokyo Tatemono Co., Ltd. have commenced construction of a multi-tenant logistics facility, Kumamoto Toshima Logistics Center, in Toshima-machi, Higashi Ward, Kumamoto City, in January 2026. Completion is scheduled for July 2027.

The site is located approximately 10 kilometers east of central Kumamoto City, with convenient access to the Kyushu Expressway via Mashiki Kumamoto Airport IC (about 5.5 km) and Kumamoto IC (about 8.8 km). It is also close to Kikuyo Town, Ozu Town, and Koshi City, where semiconductor-related manufacturing plants are concentrated, making the location highly attractive as a regional logistics hub.

The facility will be a four-story, steel-framed, box-type logistics building with a gross floor area of approximately 22,539 tsubo (approx. 808,600 sq. ft.). The first and second floors will feature raised-floor, ambient-temperature specifications, and a ramp will allow large trucks to directly access the second floor. The building is designed for two-floor usage configurations (1st & 3rd floors, and 2nd & 4th floors) and can accommodate up to six tenants. Vertical circulation will be supported by six vertical conveyors and six freight elevators. Solar panels will be installed on the rooftop for on-site power consumption, and the project targets CASBEE Building Rank A and ZEB Ready certification.

In November 2023, Toda Corporation entered into an agreement with Kumamoto City regarding the development of industrial land to support the clustering of semiconductor-related industries. This project reflects expectations of growing logistics demand driven by the expansion of the semiconductor sector in the region.
