GLP to Develop Third Logistics Facility in Yao City, Osaka

On July 24, GLP Japan announced plans to develop GLP Yao III, an advanced logistics facility in Yao City, Osaka Prefecture. Construction is scheduled to begin in July 2026, with completion targeted for 2027.
The property will be a single-tenant, box-type warehouse designed to achieve both high security and operational efficiency. Located near Kinki Expressway’s Yao Interchange, Hanshin Expressway Route 13 Higashi-Osaka Line, and Higashi-Osaka Junction, the site also offers excellent public transportation access—only an eight-minute walk from JR Kansai Main Line’s Kyuhoji Station. The labor pool within a five-kilometer radius is estimated at approximately 470,000 people.
Planned specifications include a clear ceiling height of 5.5 meters, a floor load capacity of 1.5 tons per square meter, and standard installation of freight elevators and vertical conveyors.
This will be GLP’s third logistics facility in Yao City, following GLP Yao I and GLP Yao II. By leveraging synergies with these existing facilities, GLP aims to enhance tenants’ distribution networks. The project is also expected to obtain CASBEE certification and pursue ZEB (Net Zero Energy Building) compliance, aligning with ESG-focused investors and shippers to further increase the asset’s value.
