N.E.D. Acquires “Duo Tamagawa” Apartment in Osaka’s Fukushima Ward from Eslead

N.E.D. Co., Ltd., a real estate development consulting firm, acquired the rental apartment building Duo Tamagawa, located in Osaka’s Fukushima Ward, in September 2025. The seller was condominium developer Eslead Co., Ltd. The property had been acquired by Eslead only a month earlier, in August 2025, making this a short-term resale.

The property is a seven-story reinforced concrete (RC) building completed in November 1990, located about a nine-minute walk from Tamagawa Station on the Osaka Metro Sennichimae Line. It has a gross floor area of approximately 953 tsubo (approx. 31,500 sq. ft.). Ownership of the property has changed hands several times in 2025 alone: from K Group Holdings to Ardepro in April, from Ardepro to Eslead in August, and now to N.E.D.—marking the third transaction within the same year.

Founded in 1992 and listed on the Tokyo Stock Exchange Prime Market, Eslead develops condominiums under the “ESLEAD” brand, mainly in the Kansai region, and has supplied over 60,000 units to date. N.E.D., established in 1999 and headquartered in Osaka with offices in Tokyo, Nagoya, Fukuoka, and Sapporo, provides comprehensive real estate development consulting services, including urban planning and regulatory support. Although specific post-acquisition plans have not been disclosed, redevelopment or renovation of the aging property could be considered.

Fukushima Ward, adjacent to Osaka’s Umeda area, enjoys stable demand for both office and residential properties. The rapid series of ownership transfers reflects the high liquidity of the local market and the active search for value-add opportunities by developers.
