CenterPoint Development Breaks Ground on CPD Hasuda Logistics Facility in Saitama

In April 2025, CenterPoint Development Inc. began construction of "CPD Hasuda," a multi-tenant logistics facility in Hasuda City, Saitama Prefecture, with a gross floor area of approximately 6,240 tsubo (approx. 206,300 sq. ft.). Completion is scheduled for the end of July 2026.
The site offers excellent highway accessibility, located near the Tohoku Expressway’s Hasuda Smart Interchange and approximately 9 km from the Iwatsuki Interchange. This strategic location supports both last-mile delivery to the Greater Tokyo Area and long-haul distribution to the Tohoku region.
The planned structure will be a four-story steel-framed building, with each floor offering approximately 1,450 tsubo (approx. 47,900 sq. ft.), a clear height of 5.5 meters, and column spacing of 11m x 10m. The design incorporates a floor load capacity of 2.0 t/㎡ on the ground level and 1.5 t/㎡ on upper floors. An outdoor berth system with a 10-meter-wide overhang allows for simultaneous docking of 18 trucks. The facility will also be equipped with three freight elevators and three large vertical conveyors, supporting flexible operations for e-commerce fulfillment and third-party logistics (3PL) providers.
CenterPoint Development is currently developing five properties across Japan—two in the Kanto region, two in Chubu, and one in Kansai—forming a broad logistics network along major transportation corridors. CPD Hasuda marks the company’s first project in the Tokyo metropolitan area. The company aims for early lease-up post-completion to accelerate asset turnover and expand its assets under management (AUM). For investors, the project offers geographic diversification, while tenants are expected to benefit from high adaptability for material handling systems and strong seismic performance contributing to business continuity planning (BCP).
