List Asset Management Acquires “mioka” Retail Complex in Yokohama

List Asset Management announced on October 31, 2025 that it acquired the trust beneficiary interest in the “mioka” retail complex in Kamiooka, Konan-ku, Yokohama. The company will provide asset management services for the asset.

“mioka” is directly connected to Kamiooka Station on the Keikyu Main Line and consists of two buildings: the Mioka Building and the List Building. The Mioka Building was completed in 2010 with 34 stories above ground and 2 below, while the List Building was completed in 1996 with 8 stories above ground and 3 below. Combined gross floor area totals approximately 13,300 tsubo (approx. 473,000 sq. ft.). Tenants include a big-box electronics retailer, a fitness gym, a fresh-food supermarket, a cinema, and other daily-needs and entertainment operators.

In Yokohama, rent revenue at retail properties has risen about 23% over the past three years and is trending in the JPY 16,000-per-tsubo range. This improvement in income reflects growing investor demand for retail assets amid a broader inflationary backdrop (editorial analysis based on estie J-REIT).

Acquiring a large-scale, station-connected asset addresses investor appetite under current market conditions. The company had previously participated in the property’s redevelopment and owned it through 2017; this re-acquisition is intended to offer investment opportunities to its clients in today’s environment.
